The property is a 3.2 hectare island portion – the island facing El Nido town. Property is located on the protected side (facing Palawan) in Sanctuary Bay, the last bay before reaching the ocean side of Cadlao. It is about 10-15 minutes by Bangka from El Nido town. Property is the last piece in that direction and has two sides facing the water. The entire property rises from the sea to a quite high level with great views in two directions – facing bay and facing partial open sea. The views are spectacular. This is a once in a lifetime opportunity and you will be hard-pressed to find anything similar elsewhere in the world.

One water side faces the protected bay and is about 100-120 m in length. This side has half sand beach and half stone with a few minor mangrove trees (and this can be easily upgraded to sandy beach). The area with the beach has a terrace sea wall behind the sand to use as elevated sitting area. Behind that is a steep hill which can be left alone, developed with additional terraces, or developed into lodging. The other half of this water side is not as steep and is covered with cashew trees. This side has good swimming with a rock and coral bay front.

The second water side is about 100 meters in length and is backed by a near-cliff. It is a nice isolated spot and there is some beach and nice rock formations and good swimming in a bit deeper water. At the corner point where the two water sides meet is a large rock outcropping a meter or so above the sea, maybe 300 square meters or so. It is an excellent place to hang out and from which to swim. It would be an ideal location to build a deck for a bar / restaurant etc. and/or small boat access.

The areas behind the bay front is continually sloping upwards and in some areas is quite steep. You will have to build steps and walkways in a variety of areas to access all the property easily. But it would be worth it once the infrastructure is completed. The property shares a spring with the neighbors, where no development has occurred as of yet. Also, there is a new hand-dug well. Both have water all of the year long. Clean Titled property.
